Most investors will purchase multiple times and need to be serviced as such

Cashflow markets are areas that deliver strong cashflow, but those markets don’t often have appreciation potential
Cyclical markets appreciate or depreciates more rapidly than the US norm – key is to get in at the right time and the right location
Hybrid is a market that is good on cashflow, provides average or above average rates of return
Take a top down approach, start with the market, then work your way down to the submarket and then the property
US has become the new safe-haven – great lending environment, real asset
Lots of wealth coming in from China and other countries, due to concerns in their local markets
What’s the job environment, specifically jobs that add to the middle class
You’ll want to see low unemployment and see YOY growth and the expectation of jobs to continue to be added
Look for positive net migration – you’re looking for a growing pool of renters and buyers
Look at prices for the region – not excessive, but consistent
